Built on quality work and clear scopes

A Central Florida roofing contractor serving commercial and residential clients — focused on clean installs, documented findings and straightforward communication.

Who we are

Roofing that comes with its paperwork

Total Roof Services is a roofing contractor based in Orlando, working across Central Florida for commercial and residential clients. We install, repair and maintain roofing systems for homeowners, property managers, facility teams and building owners.

The thing we care most about is that you always know what is happening and why. Most complaints about roofers are not really about roofing — they are about a property owner who never got told what was found, what it meant, or what they were paying for. So we photograph the findings before making a recommendation, write scopes with real line items instead of vague ones, and hand over a close-out package at the end.

How we work

  • Inspect & document. Photographs and findings first, before any recommendation.
  • Scope & options. Clear recommendations with the trade-offs explained — no vague line items.
  • Execute professionally. Trained crews, safety-first site standards, oversight throughout.
  • Close out clearly. Documentation and warranty paperwork handed over, so your file is complete.

What we do

Commercial installs and re-roofs, residential replacements and repairs, leak response and storm support, maintenance programs and inspections, and the documentation and close-out reporting that goes with all of it.

On the commercial side that means low-slope systems — TPO, PVC, modified bitumen, metal retrofit and coatings — for retail centers, schools, industrial parks, medical offices, HOA buildings and churches. On the residential side, shingle, metal and tile for Central Florida homes.

Credentials

Common questions

Orlando and the surrounding Central Florida cities — Winter Park, Kissimmee and Altamonte Springs among them. See service areas for detail, or call and ask about your address.

Yes. We hold Florida certified roofing contractor license #CCC1330329. Certificates of insurance are available on request — property managers usually want them on file before work starts, and we are used to providing them.

It means we are certified as a minority business enterprise by the National Minority Supplier Development Council. For organizations with supplier-diversity requirements — which many larger property owners and public bodies have — that certification can matter when awarding work.

Yes, and we treat them as genuinely different disciplines. Commercial is low-slope systems, rooftop equipment and documented close-outs for property teams. Residential is shingle, metal and tile for homeowners.

A small enough team that you will not be handed between departments. The person who walks your roof is the person who explains the findings, and you will not have to re-explain your situation every time you call.

Call us. Workmanship issues get put right — that is what the close-out documentation and warranty paperwork exist for. Specific warranty terms depend on the system installed and are set out in your close-out package.
