Why flat roofs fail in Central Florida

Low-slope roofs here take a specific kind of punishment. Intense UV degrades membranes faster than it does further north, daily summer downpours find any drainage that is not working, and the heat cycle between a wet afternoon and a hot morning moves materials constantly. Add the rooftop equipment typical of a retail center or medical office and you have dozens of penetrations, each one a potential entry point.

That is why we inspect before we quote. Standing water three days after rain tells us the drainage is undersized or blocked. Blistering tells us about trapped moisture. Open seams and failed pitch pans tell us whether you are looking at a repair, a restoration or a replacement — and we would rather tell you it is a repair than sell you a roof you do not yet need.

How a commercial project runs

A site walk comes first, with photographs of everything we find. From there you get a written scope with real line items, the options laid out, and a timeline. If the budget only reaches part of the roof this year, we will tell you which section is most urgent and phase it rather than pretending the whole thing has to happen at once.

During the work you get progress documentation, and at the end a close-out package with the completed-roof photographs and warranty paperwork. Change orders, if any come up, are explained before they are actioned — not discovered on the invoice.

Yes, and most of our commercial work is done that way. We stage materials to keep loading areas and fire exits clear, sequence work so tenants keep access, and can schedule noisy or disruptive phases outside trading hours where the building allows it. Tell us the constraints early and they go into the scope.

A coating is a genuine option when the existing membrane is sound and the problem is age, UV and minor leaks — it can add years at a fraction of a replacement. It is the wrong answer when the insulation is saturated or the deck is compromised, because you would be sealing wet material in. The inspection tells us which situation you are actually in.

Penetrations are where most commercial roofs actually fail — HVAC curbs, vents, conduit and drain assemblies. We detail them properly as part of the scope, and if equipment has to be lifted or temporarily disconnected we coordinate that with your mechanical contractor rather than working around it badly.

Photographs of the conditions we found, the work in progress and the completed roof, plus the manufacturer warranty paperwork where the system carries one. The point is that your file is complete without you having to chase us for it.
