Why the leak is almost never where the stain is
This is the single most useful thing to understand about roof leaks. Water enters at a failure point, then follows the path of least resistance — along a rafter, across the top of a ceiling, down a wall cavity — before it finally shows itself. A stain in the middle of a room can easily originate ten feet away at a vent boot.
Which is why chasing the visible symptom wastes money. We work backwards from the interior evidence to the roof detail that is actually failing, and photograph the whole chain so you can see the reasoning rather than take it on trust.
The usual suspects
On low-slope commercial roofs, penetrations and drainage cause most failures — rooftop equipment curbs, conduit supports, pitch pans that have dried out, and drains that cannot cope with a Central Florida downpour. On residential roofs it is more often valleys, vent boots that have cracked in the UV, and flashing where the roof meets a wall or chimney.

Usually, yes. Water rarely enters where it appears inside — it travels along decking, joists and insulation before it drops. We trace it back from the interior stain to the actual entry point, which is most often a penetration, a flashing detail or a failed seam rather than the open field of the roof.
That is the honest question and it deserves an honest answer. If the roof is sound and the failure is localised, a repair is the right call and will hold. If the system is at the end of its life and you are patching a third leak in a year, repairs stop being economical. We will tell you which situation you are in, with photographs.
Yes. Most of our repair work is on roofs installed by someone else. We do not need to have built it to fix it, though if the roof is still under a manufacturer warranty we will flag that first — it may be worth pursuing before paying for a repair.
A temporary measure to stop water entering while conditions or scheduling prevent a permanent repair — typically tarping or sealing the affected area. It buys time and prevents the interior damage from compounding. It is not a fix, and we will not bill it as one.
